Economic report shows Las Vegas growth, optimism are on the rise

“Population and employment growth, along with increased income and spending, are fundamental to any economy, but Aguero said another key factor in the region’s recovery is consumer attitude.”

As residents begin to feel better about the economy and future, Nevada expands! After dropping down to 1.97 million residents in 2011 we are climbing back to 2.06 million in 2013. The expansion of Nevada residents is expected to continue in the future according to a new economic report out this week.

The population growth in Southern Nevada has much to do with people finding jobs or moving for retirement. The fastest growing jobs have been construction-related with Health and Education service jobs being second fastest. How has this affected the housing market, you ask? Read the article here.

Easy Ways to Save for a Down Payment

Regardless of the type of mortgage loan, saving for a down payment on a home can take years! Traditionally homebuyers need a down payment of 10 to 20 percent of the purchase, which is hard to come up with when you are juggling rent, living expenses, insurances and/or debt. The importance of the down payment amount varies but can majorly affect how much you need to borrow. Here are some tips to easily save for the down payment of a home:

  • Research home prices in the area you are looking to live and calculate your expenses to determine what you can and cannot afford.
  • Set up a savings plan with deadlines for reaching your goals. Find out the difference between what you pay now and what you will be paying per month with a mortgage payment.
  • Review your spending habits. If you quit using credit cards you will be more aware of the money you have on hand and how much you have spent. Use coupons, cut out the extra cable TV package or hold a garage sale are good examples of saving/earning extra cash
  • If you have student loan payments, cut back on the amount you pay per month. Adjusting your repayment plan could substantially lower your monthly loan payment.
  • Keep track of your progress by documenting every time you put money into your “down payment savings account” so that you stay motivated and are always aware of how much you have, or don’t have.

Stay focused on your goal of owning a home and don’t let the fear of a down payment stop you. Being aware of your daily, monthly or annual spending can only help you save better!

Is Buying or Renting Cheaper in Nevada?

According to the Trulia’s Buy vs. Rent Report, buying cost people less than renting in 100 large U.S. cities. With the rise in mortgage rates and the rise in home prices, the difference between renting and buying is slowly evening out. A downfall to landlords will be when their renting rates start increasing relative to incomes and buying becomes cheaper.

Truila’s report says that a “30 year-fixed rate of 4.5% buying is 38% cheaper than renting nationally, versus being 44% cheaper at the start of 2013”. In Las Vegas, Nevada, it is approximately 46% cheaper to buy than rent encouraging a savings of $520/month.

Fluctuating mortgage rates, income brackets for tax deductions and years of individuals staying in their homes changes the percentages of renting vs. buying all the time. It is important to stay up to date with the changes and the area that you are trying to move to. Just because there is such a large saving in Las Vegas to buy over rent does not mean that same savings exists in a different state or city.
